1. Free Inspection & Estimating Services
All roofing inspections and written estimates provided by Summit Roofing are 100% free and carry no obligation. By requesting an inspection, you represent that you are the legal property owner or have authorized authority from the property owner to grant our estimators access to the roof.
Our estimates represent a professional assessment of materials and labor needed based on visible conditions. If hidden damage (e.g., rotted decking, structural deterioration) is discovered during tear-off, we will notify you immediately with a written change order before performing additional work.
2. Price Lock & Schedule Commitments
Once a contract is signed, Summit Roofing guarantees our pricing. We lock in your material and labor costs, protecting you from mid-job price changes or unexpected upsells.
We agree on project start and completion dates. While we strive to meet every timeline, roofing work is highly weather-dependent. For safety and quality, we do not tear off roofs during precipitation or active high-wind warnings. In the event of severe weather delays, we will communicate immediately and schedule the next clear working day.
3. Warranties & Guarantee Registration
Summit Roofing provides a 10-year workmanship warranty on all full roof replacements. This warranty covers leaks or defects resulting from installation craftsmanship.
Manufacturer warranties (such as GAF Master Elite or Owens Corning Preferred warranties) cover shingle and material defects. Summit Roofing registers these manufacturer warranties on your behalf upon final walkthrough and payment receipt. Full terms of workmanship and material warranties will be provided in writing.
4. Insurance Claim Assistance & adjuster Cooperation
If your roof replacement is part of a homeowners insurance claim, we assist by providing photographic evidence, roof dimensions, and repair specifications. We will meet your insurance adjuster on-site to walk the roof.
Summit Roofing operates in strict compliance with Colorado state laws regarding insurance claims. We do not "waive" or "absorb" deductibles, nor do we perform insurance fraud. The homeowner is responsible for paying their policy deductible.
5. Limitation of Liability
We maintain active $2,000,000 General Liability insurance and full workers' compensation coverage to protect your property. Summit Roofing is not liable for minor cosmetic disruptions resulting from normal installation, such as vibrations that disturb wall decorations, or heavy truck presence on driveways, although we take every precaution to avoid any disruption.
